<div>The City of Melbourne’s newest community hub, narrm ngarrgu, has achieved WELL Core &amp; Shell Gold certification, a globally recognised standard that affirms leadership in promoting health, well-being, and sustainability in the built environment.</div>
</div>
<p>Part of PDG’s QVM Munro precinct, narrm ngarrgu sits adjacent to the historic Queen Victoria Market and features a host of community facilities, including: a library, family services centre, creative makerspaces (sewing machines and sound studios), a rooftop terrace, and event spaces. As a key civic feature within this revitalised precinct, the community hub sets a new standard for how design can positively impact the way people live, gather, and thrive.</p>
<p>Designed by Six Degrees Architects, constructed by Hamilton Marino Builders, and developed by PDG, narrm ngarrgu blends modern architecture with deep respect for the market’s enduring legacy. The design team anchored the hub in principles of sustainability, health, and community connection, creating a space that not only supports diverse local activities but does so with a clear focus on the wellbeing of all who use it.</p>
<p>Achieving WELL Core and Shell Gold Certification is no small accomplishment. The WELL Building Standard, which was developed over the last decade and is grounded in scientific research, recognises spaces that advance health across ten core concepts: air, thermal comfort, light, community, mind, movement, water, sound, materials, and nourishment.</p>
<p>By meeting rigorous benchmarks in each of these areas, narrm ngarrgu has joined a prestigious group of over 22,000 WELL-certified and rated projects spanning more than 40,000 locations in 126 countries. Notably, it remains one of only 500 projects in Australia to have attained WELL certification, underscoring the exclusivity and significance of this achievement.</p>
<p>Since its completion in 2023, Stage 1 of PDG’s QVM Munro precinct has been met with strong public approval and industry recognition, winning the 2024 AIA Awards for the Melbourne Prize and Public Architecture as well as a finalist at the 2024 Melbourne Awards for City Design and The Urban Developers Awards for Development of the Year.</p>

										<content:encoded><![CDATA[<p>This month marks the handover and final completion of our QVM Munro Stage 2 Development, located adjacent to Melbourne’s iconic Queen Victoria Market.</p>
<p>The project was part of the $450 million Munro development, developed by PDG, which has delivered 49 affordable housing dwellings, 500 public car parks, 490 Build To Rent residences, 110 hotel rooms, 2,000m2 of ground floor retail and the Council’s new community facilities which will house Melbourne’s new city library.</p>
<p>PDG is pleased to have delivered one of Melbourne’s first end-to-end Build To Rent projects in partnership with Mirvac for what will set the benchmark in BTR developments across Melbourne.</p>
<p>The project, now known as <a href="https://pdg.com.au/project/liv-munro/" target="_blank" rel="noopener">LIV Munro</a>, was part of the final stage of the precinct renewal, which is home to 490 BTR apartments and offers residents access to premium amenities including a swimming pool, sauna, steam room, gym, dog park, zen deck, flexi room, co-working facilities and an outdoor cinema.</p>
<p>The development’s design drew inspiration from laneway culture, market heritage and sustainability. Architects Bates Smart, 6 Degrees and PDG Design, in collaboration with ADP Consulting aimed to target an 8-Star average NatHERS rating and 5-star Greenstar Design and As-built rating, safeguarding the long-term health and happiness of residents to live comfortably without compromising their ecological footprint.</p>
<p>PDG’s Managing Director, Vince Giuliano, said, “This was a complex mixed-use development that required the full support of various planning departments and authorities to make it the success that it is today.”</p>
<p>“I’d like to express our sincere appreciation to all our consultants, key stakeholders, local and state authorities, including our PDG team headed by our Construction Manager, Josh Griffiths, in delivering one of Australia’s most sustainable exemplar mixed-use developments.”</p>
<p>Queen Victoria Market was the prime location for the city’s premier BTR development; PDG is pleased to have played a role not only in the precinct’s renewal but also in its legacy.</p>

										<content:encoded><![CDATA[<p>Lord Mayor Sally Capp has revealed which hospitality retailers will be opening on the ground level of the <a href="https://pdg.com.au/project/qvm-munro-development-stage-1/">QVM Munro Development Stage 1</a>.</p>
<p>“We are thrilled because this is such a happening, exciting place, ever-evolving at Queen Victoria Market,” says Lord Mayor.</p>
<p>With eleven retail tenancies on offer, the Queen Victoria Market precinct will see the addition of new and established eateries including Brick Lane Brewing, St. Ali, upcoming cocktail bar The Queen, Market Lane Coffee, ReWine wine shop and bar, Only Mine Chocolate and Moonfish Japanese Eatery.</p>
<p>Situated adjacent to the landmark Queen Victoria Market, Stage 1 was developed by PDG in collaboration with the City of Melbourne and designed by Six Degrees Architects. The mixed-use development drew inspiration from sustainability, health and modern design.</p>
<p>PDG is excited about the recent tenancies and looks forward to the envisioned revival of a bustling precinct. It will reflect and share the market’s long-standing legacy and the city’s beloved cafe culture with Melbournians and tourists alike.</p>
<p>As the majority of Stage 1 tenancies have now been leased, there is a strong interest in the current eight tenancies on offer at QVM Munro Development Stage 2.</p>
<p>Developed, designed and owned by PDG, the Stage 2 retail district will contribute to the greater QVM precinct with the addition of a 500 space public carpark, 490 residential dwellings, and a separate hotel with 110 rooms.</p>

										<content:encoded><![CDATA[<p>City of Melbourne councillors have endorsed a proposal to use three floors of the new community hub at Stage 1 of the Munro development for a new library.</p>
<p>Lord Mayor Sally Capp says that a library in the city’s north will activate the growing precinct that is expected to be home to 24,000 new residents by 2040.</p>
<p>The proposed 3,100sqm community library will feature a rooftop terrace for outdoor reading and activities, community spaces, meeting rooms, a commercial kitchen and auditorium. This is a welcome addition to the City’s existing network of 6 library branches and could be open as soon as early 2023.</p>
<p>PDG delivered the community hub to the City of Melbourne upon the completion of construction in September this year. The five-storey building is currently being fit-out for use.</p>
<p>The <a href="https://www.melbourne.vic.gov.au/building-and-development/urban-planning/local-area-planning/queen-victoria-market-precinct-renewal-plan/project-planning-framework/Pages/munro-site.aspx">Munro project</a> is part of CoM’s wider Queen Victoria Market precinct renewal, and comprises fine-grain retail, build-to-rent residential apartments, a boutique hotel and 500-space underground car park for market customers which opened in July.</p>
<p>Stage 2 of the Munro project is progressing well and on track to be completed in October 2022.</p>

										<content:encoded><![CDATA[<p>The Munro development’s 500-space undercover car park is now officially open to Queen Victoria Market patrons and the public. PDG delivered these much-needed car parking facilities in just under 1 year and 10 months. The official opening was commemorated with a ceremony where Lord Mayor Sally Capp and Queen Victoria Market CEO Stan Liacos spoke.</p>
<p>The market-dedicated car park is located just 20 metres from fresh produce traders&#8217; stalls and forms part of Stage 1 of the Munro development which houses the City of Melbourne’s largest new community hub with a 120-place childcare centre, health services, affordable housing units and event spaces.</p>
<p>PDG presented the Lord Mayor with a bouquet of native blooms – hand-selected by our very own Francesca Tang who significantly contributed to the successful delivery of this project.</p>
<p>“PDG remained focused and determined throughout the COVID-19 pandemic to ensure that we met – and exceeded – the City of Melbourne’s expectations,” said Vince Giuliano, Managing Director of PDG.</p>
<p>“We feel privileged to be able to contribute to the wider community through landmark projects such as this. We are expecting to deliver the remaining portion of Stage 1 to City of Melbourne in mid-August.”</p>

<p><u>Stage 1</u></p>
<p>Works are progressing well at the City of Melbourne’s largest new community hub, with the façade windows now nearing completion. PDG successfully handed over the 4-level basement carpark in March 2021, where fit-out works are being completed prior to it being operational later in the year.</p>
<p>Completion of the hub is scheduled for September 2021.</p>
<p><u>Stage 2</u></p>
<p>On the tower side, the lift core is now up to Level 16, with the slabs at Level 10. Façade works have commenced on Level 6 and hotel room fit-out works are underway for Levels 1-3.</p>
<p>The hotel, retail and Mirvac’s Build to Rent offering are expected to be completed in October 2022.</p>

<p>Lord Mayor Sally Capp joined PDG and other key stakeholders at an olive tree ceremony to celebrate this significant milestone in the construction program.</p>
<p>PDG Managing Director Vince Giuliano said, “Traditionally, the placing of an olive tree signifies the safe completion of a structure. This is especially symbolic given the year that we’ve had”.</p>
<p>Located adjacent to Queen Victoria Market at the corner of Queen and Therry streets, the community hub will provide 500 underground car parks for market customers, 48 affordable apartments, a range of community spaces, and hospitality and retail complementary to the market.</p>
<p>PDG was appointed by the City of Melbourne in 2016 to develop the landmark Munro site.</p>
<p>PDG and construction partner Hamilton Marino commenced the structure in February this year and is on track to deliver the community hub to the City of Melbourne mid next year – an estimated 7 months ahead of program.</p>
<p>The Lord Mayor said the project has created up to 450 jobs, with the topping out ceremony highlighting another critical milestone has been delivered.</p>
<p>“This has been an incredibly challenging year, but the City of Melbourne is committed to delivering on our commitments to the community with our partners such as PDG,” the Lord Mayor said.</p>
<p>PDG is also developing a 110-room hotel with ground floor retail and 490 unit ‘build to rent’ residences for Mirvac on the Munro site, which is on track for completion by the end of 2022.</p>
<p>“PDG looks forward to delivering an exemplary mixed-use development that provides tremendous benefits to the community,” added Mr Giuliano.</p>

										<content:encoded><![CDATA[<p>PDG and Mirvac have entered into a significant agreement in an Australian first – to deliver build-to-rent residences within the $450 million Munro development alongside the $250 million Queen Victoria Market precinct renewal.</p>
<p>The project of 490 apartments will be Melbourne’s first build-to-rent building, developed by PDG and operated upon completion by Mirvac, subject to planning approval.</p>
<p><strong>Project Overview</strong></p>
<p>PDG was appointment by City of Melbourne to develop the Munro precinct as part of the Queen Victoria Market renewal.</p>
<p>The first stage of the project is currently under construction and includes the city’s largest community hub, public parking, child care and affordable housing.</p>
<p>The multi-phase project’s final stage is a mixed-use development that includes ground-floor retail, hotel space and apartments.</p>
<p>The development is one of the first major projects to be delivered with 6-Star Green Star Communities accreditation.</p>
<p><strong>Making Market History</strong></p>

<p>The vision for Arden Park was to create a residential address that was accessible to, and embraced by, a wide variety of Melbournians. Lying on the CBD’s north-western edge, North Melbourne has a highly desirable school zone, fantastic public transport options and is close to the famous Queen Victoria Markets.</p>
<p>Designed completely inhouse by PDG’s architects and designers, the design brief was to meet the diverse range of lifestyle requirements through space, light, amenity and livability. Underpinning the development’s appeal is a roof top park with barbecues, green rolling hills, veggie plots and timber sun lounges.</p>
<p>Over the last month we have been thrilled to hand over all 79 completed apartments to their new owners. And the new residents of Arden Park truly are a diverse group; from first home buyers, young professional couples and families to downsizers and retirees. The views of the city skyline from the roof top park are even better than expected and we have no doubt that many a wonderful celebration will be had in this space.</p>
