THE COMMUNITY-FOCUSED QVM MUNRO SPANS OVER 140,000SQM GFA AND IS INTEGRAL TO THE QUEEN VICTORIA MARKET PRECINCT RENEWAL MASTERPLAN – STANDING AS A TESTAMENT TO EFFECTIVE COLLABORATION, COMMUNITY ENGAGEMENT, AND SUSTAINABLE DESIGN PRINCIPLES.
The site comprises 49 affordable housing dwellings, a 500 underground car park, 490 build to rent residences, a 110-room hotel, 2,000m2 of ground floor retail, hospitality, and the City of Melbourne’s largest new community hub and library (narrm ngarggu).
The QVM Munro precinct was a result of the continuous seven-year partnership between PDG, City of Melbourne, and design teams Six Degrees and Bates Smart.

BUILD TO RENT
The build to rent (BTR) component of the precinct marked a significant milestone as Melbourne CBD’s first successfully completed BTR project, known as LIV Munro.
Residents have access to a swimming pool, sauna and steam room, gym, dog park, zen deck, flexi room, and entertainment spaces. The new residences responded to the increasing demand for flexible, high-quality rental housing in Melbourne.
HOTEL
Veriu QVM offers a unique blend of sustainability and luxury with its 110 apartment-style hotel rooms – each thoughtfully designed with energy-efficient fixtures, fittings, and appliances. Guests can enjoy a range of amenities, including a pool, gym, and a communal outdoor terrace on Level Five, which overlooks the Queen Victoria Market.
The hotel also boasts a stunning ground floor lobby and four versatile function rooms, making it an ideal choice for both leisure and business travellers.
RETAIL
The precinct boasts a vibrant selection of food and beverage operators, highlighting the finest of Melbourne’s famous coffee culture and diverse culinary scene. Each tenant has been meticulously curated to blend with the surrounding commercial and residential offerings.
The precinct is currently home to Brick Lane Market, Market Lane Coffee, St Ali & The Queen, Publique Bakery, Lovey Patisserie, Operator San, Mansae Korean BBQ, Kombu, and Romanello.
COMMUNITY HUB
Melbourne’s newest community hub ‘narrm ngarrgu’ offers an extensive library, family services, and spaces designed for podcasting and embroidery. The design was rooted in community consultation featuring traditional Wurundjeri Woi-wurrung language integration, celebrating Kulin art and culture.
A new central laneway (dhanga djeembana Walk) provides pedestrian access where an integrated façade screen – and one of Australia’s largest public artworks – by Rose Nolan enhances the cultural significance of the precinct and acts as a wayfinding tool.
The hub achieved WELL Core and Shell Gold Certification, a prestigious international recognition that highlights the development’s leadership in promoting health and wellbeing amongst communities.
