RODEN & KING IS A COMMERCIAL AND BUILD-TO-RENT PRECINCT COMING TO WEST MELBOURNE.
The development is planned to deliver 293 purpose‑built rental apartments across three architecturally distinct buildings, alongside integrated commercial and retail uses at the northern edge of the CBD.
Developed by PDG, the project brings together DKO Architecture, Hamilton Marino to deliver a contemporary rental precinct shaped by its inner‑city setting. Each of the three buildings is thoughtfully articulated to mirror its unique streetscape, led by the King Street building’s striking saw-tooth façade and balconies positioned to capture iconic CBD views. This distinct profile is balanced by the Stanley and Roden Street elevations, which employ a more curated and refined architectural language to ensure the precinct integrates seamlessly and respectfully into the varied character of its urban surroundings.
More than 2,100 square metres of indoor and outdoor resident amenity is proposed, including shared work, dining and wellness spaces, landscaped courtyards and rooftop areas. A publicly accessible pedestrian laneway and new green spaces will improve connectivity through the site and contribute to the wider public realm. A minimum of six per cent of apartments will be delivered as affordable housing, supporting greater housing diversity within the precinct.
Sustainability is embedded throughout the design, with the project planned as an all‑electric, fossil‑fuel‑free development targeting a minimum 7.5‑Star NatHERS rating and a 5‑Star Green Star certification to support long‑term environmental performance and reduced operational impacts.
Demolition is complete, with construction to commence in Q2 2026.
