655 Elizabeth Street was officially opened by Prime Minister of Australia, the Honourable Anthony Albanese MP alongside CSL’s Chairperson Brian McNamee, CEO Paul McKenzie, and Chief Financial Officer Joy Linton in a formal celebration held within the stunning lobby of our landmark Elizabeth North development.

A beacon for Australian biomedical research and innovation, our 54,000 sqm 18-storey building features nine floors of state-of-the-art laboratories and cutting-edge research and clinical phase production suites that are meaningfully integrated with seven floors of versatile workspace designed to promote connectivity, amenity, and well-being.

The site will enhance CSL’s collaborative potential with external partners, providing access to optimal resources to strengthen development initiatives and harness technological advancements.

‘This magnificent facility will help position CSL to compete in the global marketplace,’ said the Prime Minister. ‘The work that CSL does right here will continue to be integral to Australian’s health and quality of life.’

The occasion was marked by a cocktail event hosted at Veriu Hotel QVM which overlooks the northern edge of the city where the new landmark vertical headquarters now resides. The night was all about sharing in this collective milestone, brought together by Veriu and local vendors Brick Lane Brewing and The Epicurean.

Key partners from CSL, PDG and Roberts Co delivered speeches, congratulating the respective teams for the immense effort they had invested in the past three-and-a-half-year delivery programme.

Secured by PDG Corporation as the major tenant for Stage 1 of its Elizabeth North development, 635 Elizabeth Street will be the primary campus for RMH corporate services and specialist clinics, including multiple sclerosis & immunology, dialysis, and neuropsychiatry services across six levels.

The proximity of Elizabeth North to the Royal Melbourne Hospital’s main Parkville campus (approximately 400 metres) will allow for improved and expanded service delivery to patients.

PDG marked the completion of Elizabeth North Stage 1 in late 2021, with the landmark development 100% leased to RMH alongside the flagship Melbourne City Toyota dealership, Woolworths Metro and lobby café occupying the lower levels of the building.

Elizabeth North Stage 2 is set to be home to CSL Limited’s new global headquarters, currently being led by PDG’s Project Director Alex Paterson.

When PDG went to Council with their vision for the future headquarters, Deputy Lord Mayor Nick Reece stated that he wanted the sky signs to act as a beacon for the wider biomedical precinct. At more than 80 metres above Elizabeth Street, it’s clear the wishes of the Council have been achieved with the 5.5 metre high CSL letters glowing for decades to come.

On the night, PDG Founder and Managing Director, Vince Giuliano spoke of the immense effort, persistence, and determination that it had taken to reach such a significant milestone.

“Despite the extraordinary challenges faced in the past nine months, the entire team has continued to work hard to deliver this amazing and unique exemplar global headquarters for one of Australia’s leading biotech companies, CSL.”

Elizabeth North’s strategic location will help facilitate The Royal Melbourne Hospital’s existing relationships and collaborations with partners within the precinct. This new tenancy is located 400 metres from The Royal Melbourne Hospital’s main Parkville campus and adjacent to CSL Limited’s new 35,000sqm headquarters which is currently under construction and due for completion later this year.

PDG, along with builder Probuild, marked the completion of Elizabeth North Stage 1 in December last year. The landmark building is now 100% leased on long term leases with Melbourne City Toyota’s new flagship dealership and Woolworths Metro as tenants occupying the lower levels.

The complex construction included extensive restoration of the 3-storey heritage-listed art-deco façade that was retained and restored concurrently to constructing over 10,000sqm of A-Grade commercial office & educational campus above.

Within the podium and basement levels behind the magnificently restored façade is an expansive flagship Melbourne City Toyota dealership that is complemented by extensive retail offerings including Woolworths Metro, BWS & Lobby Café.

PDG acknowledges the dedication and resilience of our staff and industry-leading collaborators – including Probuild, Gray Puksand, WSP, Red Fire, Inhabit, Lovell Chen, Meinhardt Bonacci and Philip Chun – who delivered Stage 1 predominantly through COVID-19 related restrictions with minimal delays.

A truly collaborative effort, the development’s progress is a testament to the hard work and dedication of entire project team inclusive of our construction partners in Probuild, their key subcontractors including Delta and I&D as well as the whole consultant group including Cox, Gray Puksand, WSP, Simpson Kotzman and Meinhardt Bonacci.

With demolition completed and the commencement of piling occurring in February of this year, we removed approximately 70,000 cubic metres of solid material from the site between February to October.

By October, the concrete structure had already reached Level 2 across Stage 1, with four General Cranes Favelle Favco M310D’s installed and the Lebeca Jumpform system being erected on Stage 2 following completion of the extensive raft.

From October to December, the project team maintained the strong momentum set throughout the year with ongoing progression of the concrete structure across both stages as well as commencing services installation to the basement levels, heritage façade restoration works and substantial progression of offsite procurement.

We look forward to reaching completion and welcoming our tenants including Trinity College, Melbourne City Toyota and Woolworths Metro to Elizabeth North in 2021, with CSL to join them upon the completion of Stage 2 in late 2022, as well as an exciting announcement in early 2021 on the anchor food and beverage operator.
